


In an Environmental Impact Assessment (EIA), the environmental consequences (both positive and negative) of a proposed project/development are examined. An Environmental Impact Statement (EIS) is the final report following the EIA.
Every EIS includes a description of the proposed development, its likely significant impacts on the existing environment and the mitigating measures to be taken. Another key element of the EIS is the presentation and consideration of various alternatives investigated by the applicant.
When the environmental effects of your project are unclear, the Council may request an EIS to be submitted with your application. This will help in deciding whether to grant planning permission for your project or not.
In general, large scale developments such as agriculture, food industry, chemical industry, infrastructure and urban developments, require an EIS. If your project falls below a certain threshold, no EIS is required. In some cases however, your Council or the Planning Board (An Bord Pleanála) may request an EIS to be submitted with your application if it considers that your project would have significant effects on the environment.
